Ask for the per-visit task list in writing. A monthly price with no itemised scope is not a quote, it is a guess — and it is the single most common reason two bids that look far apart are not actually comparable. If a company will not put the task list in the proposal, the price means very little.
Ask who is accountable and whether that person has seen your building. Ask what happens when something is missed, and specifically whether they return or wait for the next scheduled visit. Ask how they will prove the work happened, month after month, once the honeymoon ends — that is where most contracts quietly fail. And ask who is entering your space and what screening stands behind them.
